A food plant is a freeze-exposure paradox: it runs more water than almost any other industrial facility — CIP loops, sanitation stations, washdown lines, sprinkler mains — while deliberately holding entire rooms below freezing. The systems that serve the cold spaces are exactly the ones winter finds first.
Daily washdown makes it worse. Heat trace in a washdown environment takes water, chemicals, and physical abuse that office-park heat cable never sees. Jacket damage and moisture ingress accumulate silently — a circuit can read energized and still be failing, and nobody knows until the coldest week of the year.
The exposure is regulatory as much as operational. FSMA expects documented, verified preventive controls. Your insurer issues winterization recommendations with your name on the responsible-party line. When the freeze event happens, “we had heat tape on it” is not a defensible answer — a documented program is.
